Two years later Chestertons drew very similar drawings in an identical fashion for Mr F. R. King, builder, of Surbiton. Chestertons is a long established agency which has managed property for years in all parts of London, so they may have been acting fox the purchaser of the Midhurst estate and have taken on the drawing as well.

Development in this road was a slow, hesitant process, with speculative builders.tiptoeing after each other down the road as best they dared. It had none of the all-over planning and self-confidence of Collins, who had submitted his layout for the complete Fortismere Estate in April 1899 on one huge sheet. This indeed is the difference between Collins and Edmundson, both of whom worked on a large scale, and other developers who built in small batches.
